Coordinated Estate Sale Strategy Leads to Three Offers and an Above-List-Price Sale

CALGARY, AB — A recent Deer Ridge transaction shows how coordinating probate, property preparation and unexpected issues helped move a complicated estate sale forward and ultimately generate three offers in seven days.


For the trustee responsible for 19 Deercrest Way SE after the owner had passed away, the challenge was managing legal requirements, family responsibilities and property decisions that would normally be handled separately.

Years of belongings needed sorting, the property required preparation, probate needed to progress, and a sewer issue emerged that required investigation.

Rather than treating the estate as a single, large problem, the selling strategy focused on breaking the issues down into manageable steps and coordinating each part of the process based on what needed to happen next.

Family Belongings Come First

Preparation began by separating sentimental decisions from practical ones.

Before ordinary decluttering could begin, the family identified the keepsakes they wanted to preserve. Once those decisions were made, the remaining belongings could be handled more practically, with the trustee using Facebook Marketplace to help move items out of the property more expeditiously.

The approach allowed preparation to continue without rushing decisions the family might later regret.

Looking Beyond an Older Home's Finishes

Built in 1980, the home retained considerable original character while offering attributes that buyers could value, despite initial skepticism about its value.

The four-level split provided more than 2,700 square feet of developed living space, five legal bedrooms, a corner lot, a private backyard, and an attached double garage. Windows, shingles, the hot-water tank, furnace and central air conditioning had also been updated over time.

Rather than trying to transform the home, the strategy was to make those existing strengths easier for buyers to recognize. This included using physical rental furniture over virtual staging to maximize in-person impact and accelerate the sale.

Resolving Issues Before They Become Obstacles

A sewer issue was discovered during the home inspection, adding another potential complication.

Instead of assuming the estate was responsible for the repair, the source was investigated first. The problem was ultimately determined to be on the City side, allowing the appropriate municipal repair to be coordinated.

At the same time, probate continued moving alongside preparation of the property.

That distinction mattered. A market-ready home does not necessarily mean a sale-ready estate, and allowing the legal and property processes to progress together helped keep one from falling behind the other.

The owner had also died naturally in the home. Rather than treating that as a physical deficiency, the approach was straightforward: when prospective buyers specifically asked about the death, the information was disclosed honestly.

Three Offers in Seven Days

By the time the property reached the market, many of the issues that could have complicated the transaction had already been addressed or were being resolved.  

Listed at $634,900, the home received approximately seven showings and generated three offers.

After seven days on market, it sold for $653,000, approximately $18,100, or 2.9%, above list price.

The result reinforces a practical lesson for Calgary families managing an estate sale.

Success is not necessarily about solving every problem at once. It is about knowing what needs to happen first, what can move forward together and what needs to be resolved before the transaction can advance.
